A roof warranty is really two separate promises made by two separate parties — and most homeowners find that out only when something goes wrong. Here's the whole picture up front.
01The 40 Year Limited Lifetime Warranty — the paint
Every panel we install carries the mill's 40 Year Limited Lifetime Warranty on the paint system, running 40 years from your installation date. In plain terms, it covers the coating doing things a coating shouldn't do:
- Peeling, flaking, or adhesion loss — the painted finish letting go of the steel
- Excessive color change — every paint weathers slightly, but the warranty puts a measurable cap on it (the technical spec: no more than 5 Delta E of color shift on roof panels)
- Chalking — the finish breaking down into a powdery film, capped at a measured rating of 8 for roof panels

02The Weather-Tight Warranty — the leaks
On top of the paint warranty, the system itself carries a Weather-Tight Warranty — coverage against leaks, backed by both workmanship and material integrity. It comes in 10, 15, and 20-year terms, and it's only available on roofs installed by certified Platinum Metals Michigan contractors — which is exactly what our crews are. During the warranty period, covered leaks get repaired; for the first two years, the installer is directly on the hook, which is one more reason it matters who puts your roof on.
What we include: every standing seam roof we install carries the 20-year Weather-Tight term, and every exposed fastener roof the 10-year term — built into our published pricing, not sold as an upsell. The warranty must be registered within 30 days of installation; we handle that as part of closing out your job.
03The workmanship warranty — the install
The finish warranty covers the paint. It does not cover a valley flashed wrong or a boot sealed badly — that's on the installer, which is why the second promise matters more than the first. Our workmanship warranty covers the labor and the install details: flashing, penetrations, fastening, trim. If something we did fails, we come fix it — no charge, no argument. The exact term is spelled out in your contract before you sign — ask us and we'll walk you through it line by line.
This is also the honest reason to care who installs your roof: a metal roof that fails almost never fails as steel. It fails at the details — and details are workmanship, not warranty paperwork.
04What a roof warranty doesn't cover
Any roofer who implies the warranty covers everything is setting you up. Standard exclusions — ours and everyone's — include:
- Damage from falling trees, storms, and other external events (that's a homeowner's-insurance claim, and metal usually fares far better than shingles would have)
- Corrosion from salt spray, chemical exposure, or animal waste — the environmental stuff no paint warranty anywhere covers (and mostly not a Michigan-home problem)
- Damage from mishandling — other trades walking the roof wrong, the satellite installer's lag bolts, the solar crew's unflashed mounts
- Transfers: both mill warranties belong to the original buyer and don't transfer if you sell. The roof itself is still a major resale asset — buyers and appraisers see a metal roof with decades left, warranty paperwork or not.
05How a claim actually works
