What our published pricing and estimates are, what they aren't, and what's actually binding — in plain English.

The plain-English version: this website tells you what our roofs cost and lets you build an estimate. Estimates aren't contracts — the written quote we both sign is. Prices reflect our current rate card and can change until you've signed. That's basically the whole page; the details follow.

Using this site

By using oneanddonemetalroofing.com (the "Site"), you agree to these terms. The Site is owned and operated by One & Done Metal Roofing ("One & Done," "we," "us"). If you don't agree with something here, ask us about it — a person answers.

Pricing, estimates, and quotes

We publish our pricing because we think you deserve to see it. Here's exactly what that pricing is and isn't:

  • Published prices reflect our current rate card. We update them when our costs genuinely change — in both directions. The prices shown on the Site apply to new quotes, not to work already quoted or contracted.
  • The Build Your Roof tool produces an estimate, not an offer. Its output is honest math on the information you enter — if the footprint, pitch, or roof details you enter differ from your actual roof, the real number will differ too.
  • Only a written quote, signed by you and by us, is a binding price. Once signed, that number is locked regardless of later rate-card changes — that promise runs in your favor.
  • Estimates and quotes assume the roof condition described. Genuinely unforeseeable conditions (like hidden rot) are handled through the photo-and-approval process described on our pricing page — never priced without your sign-off.

Content on this site

We work hard to keep everything on the Site accurate — pricing, product specs, warranty descriptions — but websites are written by humans. If something on the Site conflicts with your signed contract or the written warranty documents, the contract and warranty documents control. Product photos show real jobs; screen colors are approximations of real steel.

What's ours

The content on this Site — text, photos of our work, graphics, and the One & Done name and logo — belongs to us or our partners. You're welcome to share it; don't pass it off as yours or use it to sell something else.

Links to other sites

We link to a few outside sites (like our steel supplier, Platinum Metals Michigan). We don't control those sites and aren't responsible for their content.

Liability

The Site is provided as-is, for information. To the fullest extent Michigan law allows, we're not liable for damages arising from your use of the Site itself. (Our responsibility for actual roofing work is covered — in writing — by your contract and warranties, which this section doesn't limit.)

Changes

If we change these terms, we'll update this page and the date above. We won't change them quietly to sneak something past you — that's not how we do anything.
